What is Conveyancing?

Conveyancers are property specialists who are required to hold special qualifications and have to be licensed. In short, your conveyancer will ensure that land and property ownership is transferred from the seller to the buyer legally and financially.

Some of the things your conveyancer will do on your behalf are listed below:
  • Offer you advice about the contract and other statutory requirements
  • Check on outstanding charges and calculate the proportion of the rates and taxes payable by the purchaser and by the seller.
  • Calculate the total amount required to meet all expenses both for the purchaser to complete settlement and for the seller to be ready to settle
  • Consult with lending institution about any mortgages that will be registered over the property; or in the case of the seller consult with lending institutions in relation to the discharge of any registered mortgages
  • Ensure that you pay the correct amount of stamp duty and other costs of the transaction
  • Conduct searches, prepare legal documentation, advise and represent you in the preparation and settlement of your transaction
This is just a summary of things that your conveyancer will undertake on your behalf. Remember it is always best to seek independent advice before you sign a contract, independent from the vendor and the selling agent.
